These Terms and Conditions ("Terms") govern your use of the Mercedes Country House website and the booking of accommodation and related services at our property. Please read them carefully before making a reservation.

By making a booking or using our website, you agree to be bound by these Terms.
1. Definitions
- "Property" refers to Mercedes Country House, Lugar Medronhal 475Z, 8005-502 Santa Barbara de Nexe, Faro, Portugal.
- "Guest" refers to any person making a booking or staying at the Property.
- "We", "us", "our" refers to ATPM, Unipessoal Lda.
- "Booking" refers to a confirmed reservation for accommodation at the Property.
2. Governing Law and Jurisdiction
These Terms are governed by and construed in accordance with the laws of the Portuguese Republic. Any disputes arising from or in connection with these Terms, your booking, or your stay shall be subject to the exclusive jurisdiction of the courts of Faro, Portugal, without prejudice to your rights under applicable consumer protection legislation.
3. Bookings and Confirmation
3.1 How to Book

- Third-party booking platforms (Booking.com, Expedia, and others)
3.2 Confirmation
A booking is confirmed when you receive a written confirmation by email. The confirmation will include the dates of your stay, room type, total price, and any special conditions.
3.3 Guest Information
All guests must provide accurate personal information at the time of booking. Portuguese law requires all guests to present valid identification (passport or identity card) at check-in.
3.4 Age Requirement
The person making the booking must be at least 18 years of age.
4. Pricing and Payment
4.1 Prices
All prices are in euros (EUR) and include applicable Value Added Tax (VAT) at the following rates:
- Accommodation: 6% VAT
- Restaurant food and non-alcoholic beverages: 13% VAT
- Alcoholic beverages: 23% VAT
4.2 Tourist Tax
A municipal tourist tax may apply in accordance with local regulations. If applicable, this will be communicated at the time of booking or check-in and is payable on-site.
4.3 Deposit and Prepayment
A deposit of 30% of the total booking value is required at the time of booking. The remaining balance is due at check-in or 7 days prior to arrival, whichever is earlier.
4.4 Payment Methods
We accept the following payment methods: Visa, Mastercard, bank transfer, and cash. Payments may be made through our booking engine (Amenitiz) or on-site at the property.

Guests who book directly through our website are guaranteed the best available rate. See our Direct Booking page for details.
5. Cancellation Policy
5.1 Free Cancellation
Cancellations made more than 48 hours before the scheduled arrival date are free of charge. A full refund will be issued to the original payment method within 14 working days.
5.2 Late Cancellation
Cancellations made within 48 hours of the scheduled arrival date are non-refundable.
5.3 No-Show
In the event of a no-show (failure to arrive on the scheduled check-in date without prior notice), the full cost of the first night will be charged. Remaining nights will be released and refunded where applicable.
5.4 Non-Refundable Rates
If you have booked a non-refundable rate, the full amount is payable regardless of cancellation. This will be clearly indicated at the time of booking.
5.5 Cancellation by the Property
We reserve the right to cancel a booking in the event of force majeure, non-payment of deposit by the required date, or reasonable belief that the booking may result in illegal activity or disturbance to other guests. In such cases, we will notify you as soon as possible and issue a full refund where applicable.
6. Check-In and Check-Out
6.1 Check-In Time
Check-in is available from 16:00 onwards. Late check-in is available with advance notice — please inform us if you expect to arrive late so we can make arrangements.
6.2 Check-Out Time
Check-out is by 11:00 on the day of departure.
6.3 Early Check-In and Late Check-Out
Early check-in or late check-out may be available upon request and is subject to availability. A fee of EUR 50 applies for either service.
6.4 Identification
Portuguese law requires all guests to present a valid passport or identity card at check-in. Foreign national guest details will be registered with AIMA (Agencia para a Integracao, Migracoes e Asilo) via the SIBA platform, as required by Portuguese immigration law.
7. Extra Beds and Children
Children of all ages are welcome. Extra beds may be arranged upon request, subject to availability and room capacity:
- Children under 12: EUR 25 per night
- Children aged 12 and over / adults: EUR 50 per night
Please inform us at the time of booking if you require an extra bed. Not all rooms can accommodate extra beds. Travel cots are available on request.
8. Pets
Dogs are welcome at Mercedes Country House under the following conditions:
- Maximum weight: 20 kg per dog
- Maximum of 2 dogs per booking
- Pets are permitted in designated rooms only — please enquire at the time of booking
- Pets must be kept under control at all times and may not be left unattended in the room
- Guests are fully responsible for any damage or additional cleaning required as a result of their pet's stay
Please enquire at the time of booking for current pet fee details.
Service animals are welcome without restriction, in accordance with applicable law.
9. Guest Conduct and House Rules
9.1 Non-Smoking Property
Mercedes Country House is a non-smoking property. Smoking (including e-cigarettes and vaping) is not permitted inside any building, including guest rooms, common areas, and the restaurant.
Designated outdoor smoking areas may be provided. A cleaning fee will be charged if evidence of smoking is found in a guest room.
9.2 Quiet Hours
Guests are expected to respect the peaceful atmosphere of the property and the comfort of other guests. Quiet hours are observed from 22:00 to 08:00.
9.3 Pool and Garden
Use of the swimming pool and garden areas is at the guest's own risk. Children must be accompanied by an adult at all times in and around the pool area.
Pool hours are from dawn to dusk. Seasonal restrictions may apply — please enquire at reception.
9.4 Compliance with Law
Guests must comply with all applicable Portuguese laws during their stay. Any illegal activity on the premises will result in immediate termination of the stay without refund and may be reported to the authorities.
10. Damage and Liability
10.1 Guest Liability
Guests are responsible for any damage caused to the Property, its furnishings, fixtures, or equipment during their stay. We reserve the right to charge the guest's payment method on file for the cost of repair or replacement.
10.2 Property Liability
We take reasonable care to ensure the safety and comfort of our guests. However, we shall not be held liable for:
- Loss, theft, or damage to guests' personal belongings, unless caused by our proven negligence
- Injuries arising from the guest's own negligence or failure to follow safety instructions
- Interruptions to services (water, electricity, internet) caused by third-party providers or circumstances beyond our control
10.3 Valuables
We recommend that guests use the in-room safe for valuables. The Property's liability for valuables is limited in accordance with Portuguese civil law (Codigo Civil, Articles 796 to 800).
Nothing in these Terms limits our liability for death or personal injury caused by our negligence.
11. Force Majeure
We shall not be liable for any failure to perform our obligations under these Terms where such failure results from circumstances beyond our reasonable control, including but not limited to: natural disasters, severe weather, wildfires, pandemics, government orders, industrial action, failure of utilities, or armed conflict. In such cases, we will make reasonable efforts to offer alternative dates or a full refund.
12. Intellectual Property
All content on the Mercedes Country House website — including text, photographs, graphics, logos, and design — is the property of ATPM, Unipessoal Lda. or its licensors and is protected by copyright law. You may not reproduce, distribute, or republish any content from this website without our prior written consent.
13. Privacy
We process your personal data in accordance with our Privacy Policy and applicable data protection legislation. By making a booking, you acknowledge that your data will be processed as described in that policy.
14. Complaints and Disputes
We are committed to resolving any complaints promptly and fairly. If something is not to your satisfaction during your stay, please speak to a member of our team immediately.
Livro de Reclamacoes (Complaints Book)
As required by Portuguese law, we maintain a Complaints Book (Livro de Reclamacoes) which is available on request. You may also submit a complaint electronically at www.livroreclamacoes.pt.
EU Online Dispute Resolution
For unresolved disputes arising from online bookings, the EU ODR platform is available at ec.europa.eu/consumers/odr.
15. Amendments
We reserve the right to amend these Terms at any time. The updated version will be posted on this page with a revised "Last updated" date. Changes will not apply retroactively to bookings already confirmed under the previous Terms.
16. Severability
If any provision of these Terms is found to be invalid or unenforceable by a court of competent jurisdiction, the remaining provisions shall continue in full force and effect.
